Residential mortgages
Residential mortgage advice
A residential mortgage is borrowing secured on the home you live in. Whether you are buying, moving or reviewing an existing deal, Charlene can help you understand your options.
Your home may be repossessed if you do not keep up repayments on your mortgage.

Buying, moving or refinancing
Residential mortgages cover several different situations. Each has its own considerations, so there are separate guides for first-time buyers, home movers and remortgaging.
Things lenders look at
- Your income and how stable it is.
- Regular outgoings and existing credit commitments.
- Your credit history.
- The size of your deposit or the equity in your home.
- The property itself, including its value and construction.
Choosing a type of deal
Fixed-rate deals keep your interest rate the same for a set period. Variable and tracker rates can move up or down. Each has advantages and risks, and the right balance depends on your budget and plans.
Common questions
What's the difference between a fixed and tracker rate?
A fixed rate stays the same for an agreed period. A tracker follows another rate, usually the Bank of England base rate, so payments can rise or fall. Early repayment charges may apply to either.
